Common Causes of Guest-Room AC Complaints

Guest complaints arrive as feelings — the room is stuffy, the unit is loud, something smells. Underneath, the causes are consistent and mechanical.

'The room won't get cold'

Usually reduced airflow or reduced heat transfer: a loaded filter, a dirty evaporator coil, a blower wheel packed with dust, or a blocked condenser path. Less often, a refrigerant or compressor problem.

Measuring supply and return temperature separates the two. A poor differential with good airflow points at the refrigerant circuit; a decent differential with weak airflow points at cleaning.

'It's too loud'

Dust builds unevenly on a blower wheel and puts it out of balance, which produces the hum and rattle guests report at night. Loose panels, worn bearings and vibration against the sleeve account for most of the rest.

'It smells'

Biological growth on a damp coil and in a standing drain pan. The odor is strongest at start-up when the fan pushes across the wet coil. Housekeeping cannot reach it; the coil and pan have to be cleaned and the drain cleared.

'It keeps turning on and off'

Short cycling from restricted airflow, a control or sensor problem, or a thermostat located where it reads the wrong air. Worth diagnosing rather than adjusting, because short cycling shortens compressor life.

Four of the five most common complaints are cleaning and drainage problems, which is why scheduled preventive maintenance eliminates far more complaint calls than faster response times ever will.
