PTAC Preventive Maintenance

A hotel or apartment building can operate hundreds of packaged terminal air conditioners, one per guest room or apartment. Each one is a small, self-contained system with its own filter, coils, blower wheel, drain pan and controls — and each one degrades quietly until an occupant complains.

A-TAC provides scheduled PTAC preventive maintenance for properties that manage those units at scale. PTAC deep cleaning is part of the work, but the service is broader: we clean, test, assess condition and document what we find so property management knows the state of the entire equipment inventory.

Built for large PTAC inventories

Servicing one PTAC is straightforward. Servicing four hundred of them, floor by floor, around occupancy and housekeeping schedules, without leaving rooms out of service, is an operations problem.

We plan the program around the property: room blocks, access windows, elevator and cart logistics, and a consistent per-unit procedure so the two hundredth unit gets the same work as the first.

Deep cleaning under a maintenance program

PTAC deep cleaning restores airflow and heat transfer that dirty coils and loaded blower wheels take away. It is also the point at which developing problems become visible — a cracked drain pan, a corroded sleeve, a motor that is louder than it should be, a control board showing moisture damage.

Because our technicians are already inside the unit, the cleaning visit doubles as a condition inspection, and everything found is written down rather than mentioned in passing.

What the reporting gives you

Every serviced unit gets a record: location, condition observations, filter and coil condition, drainage status, performance readings and any deficiency identified.

That record is what turns maintenance into planning — recurring problems by floor or model become visible, and repair and replacement decisions stop being guesswork.
