Vertical terminal air conditioners
A VTAC — vertical terminal air conditioner — is a floor-standing packaged unit installed in a closet or chase, usually serving one guest room, apartment or suite through a short duct run and a supply grille. It does the same job as a PTAC, but it is hidden, quieter and easier to forget.
That is exactly why VTAC inventories drift out of condition. Nobody sees the unit, so nobody notices the loaded filter, the dirty blower assembly or the drain pan that stopped draining months ago.

Scope is confirmed per property in the proposal. Everything performed is recorded unit by unit and summarized at property level.
VTAC systems let a building give every room independent heating and cooling without a central air-handling plant and without a visible through-wall unit under the window. Hotels use them for a cleaner guest-room appearance and lower in-room noise; apartment buildings use them because each unit can be served and metered on its own.
The trade-off is access. The unit lives behind a closet door, so preventive maintenance has to be scheduled deliberately — it will never happen incidentally.
Almost every VTAC is inside an occupied room. Our crews work with drop cloths and containment, clean up behind themselves, and coordinate room access with housekeeping or property staff so a floor can be completed in a planned window.
