Ductless systems in multi-unit buildings
Mini-split systems show up throughout multi-unit properties: newer apartments, converted buildings, hotel suites, amenity spaces, offices and IT rooms. A property can accumulate dozens of indoor heads over time, often from several manufacturers and installed in several phases.
A-TAC maintains those systems as an inventory, not as one-off service calls. This is commercial and multi-unit work — not residential installation.

Scope is confirmed per property in the proposal. Everything performed is recorded unit by unit and summarized at property level.
Ductless indoor heads pull room air directly across a small coil and through a narrow blower wheel. Once that wheel loads with dust, airflow and capacity fall off quickly, noise rises, and biological growth on a damp coil starts producing odor at the supply.
Filter cleaning alone does not reach it. The maintenance scope has to include the coil and wheel condition, and the report has to say when a unit needs a deeper cleaning than routine PM covers.
Many indoor heads in multi-unit buildings drain through a small condensate pump rather than by gravity. Those pumps fail, and when they do the water goes into the wall or ceiling.
We test pump operation and check the drain path on every visit, and flag units where the drainage arrangement itself is the problem.
Properties rarely have one brand of ductless equipment. We inventory what is actually installed, service each head on a consistent scope, and report by location so the whole set can be managed together.
