Corrective repairs

Corrective work is identified through maintenance, assessment or service calls. When a technician finds a failed fan motor, a damaged drain pan, a faulty control or a unit that is not holding temperature, it goes onto the deficiency list with the detail needed to price it.

Property management then decides what to correct and when, instead of approving unplanned work on the spot. Urgent items — anything producing water damage or leaving a room unusable — are flagged as such rather than buried in a list.

Equipment replacement

When repair is no longer economical or equipment has reached the end of its useful service life, A-TAC can help coordinate replacement of terminal HVAC equipment.

In multi-unit properties, equipment was usually installed in batches and reaches end of life in batches. Planning a phased replacement of a group — a line, a floor, an equipment generation — is normally less disruptive and less expensive than replacing units one at a time as they fail.

A-TAC is a maintenance company, not an equipment retailer. Replacement recommendations come out of documented condition and performance data, and the goal is to keep the property's inventory serviceable for as long as that is the better economic answer.

How repair-versus-replace gets decided

Age alone is a poor rule. Condition of the cabinet, coils and drainage, the trend in temperature performance across successive inspections, repair history and parts availability make a better one — and all of those come from the maintenance record.
