Preventive maintenance is A-TAC's primary service. Condition assessments tell you where an inventory stands; repairs and replacements handle what maintenance uncovers.
A hotel or apartment building can operate hundreds of packaged terminal air conditioners, one per guest room or apartment. Each one is a small, self-contained system with its own filter, coils, blower wheel, drain pan and controls — and each one degrades quietly until an occupant complains.
Water-source heat pumps put a small heat pump in every apartment, guest room or zone, tied together by a building water loop. The loop gets attention from building engineering. The individual units, spread across every floor, usually do not — until a drain pan overflows into a ceiling below.
A VTAC — vertical terminal air conditioner — is a floor-standing packaged unit installed in a closet or chase, usually serving one guest room, apartment or suite through a short duct run and a supply grille. It does the same job as a PTAC, but it is hidden, quieter and easier to forget.
Mini-split systems show up throughout multi-unit properties: newer apartments, converted buildings, hotel suites, amenity spaces, offices and IT rooms. A property can accumulate dozens of indoor heads over time, often from several manufacturers and installed in several phases.

Corrective work identified through maintenance, assessment or service calls — and replacement of terminal units that have reached the end of their service life.
