PTAC Deep Cleaning vs. a Basic Filter Change: What's the Difference?

If your PTAC program consists of someone rinsing filters every few months, you don't have a maintenance program — you have a delay. Filters catch what passes through them. Everything that gets past the filter, or builds up behind it, stays in the unit until someone takes it apart.

What a filter change covers

A filter traps larger dust and lint before it reaches the coil. Cleaning it improves airflow at the intake and is absolutely worth doing monthly. But it does nothing for the contamination that already lives inside the machine.

What's hiding behind the filter

The blower wheel accumulates a felt-like layer of dust that cuts airflow and throws the wheel off balance — that's the source of most PTAC noise. The coil pack collects a greasy film that insulates the fins and blocks heat transfer. The drain pan grows slime and algae that clog the drain line and produce musty odors. None of these are reachable without pulling the chassis.

What a professional deep clean includes

A real deep clean means removing the chassis from the sleeve, masking all electronics and control boards, scrubbing the blower wheel, flushing both coils with high-pressure water and the right chemistry, clearing and sanitizing the drain pan and line, cleaning the housing and grille, and testing amp draw, airflow and temperature split when the unit goes back in.

The difference shows up immediately: stronger airflow, quieter operation, no odor — and a measurable drop in the energy each unit pulls.

The bottom line

Filter service and deep cleaning aren't alternatives — they work together. Monthly filters slow the buildup; annual or semi-annual deep cleans remove what filters can't stop. Do both, and your units last years longer.
