PTAC units are built to run quietly in the background, but they complain loudly when they're neglected. The good news is most warning signs show up long before a unit fails — if you know what to look for.
1. Odors that come back after housekeeping leaves
If a room smells musty the moment the unit turns on, the source is inside the machine — usually the drain pan, coils, or blower wheel. Sprays and surface cleaning won't reach it.
2. Weak or uneven airflow
A blower wheel caked with dust can't move air the way it was designed to. Rooms feel stuffy, thermostats don't reach setpoint, and guests fiddle with controls all night.
3. Rattles, hums, and squeals
Noise is one of the top guest complaints in hospitality buildings. Most PTAC noise comes from dirt on the blower wheel, loose panels, or failing bearings — all preventable with scheduled service.
4. Water around the unit or sleeve
A clogged drain line or dirty drain pan backs up water into the sleeve, the wall, and sometimes the carpet. By the time you see it, the unit has been leaking for a while.
5. Energy costs creeping up
When coils are clogged and blowers are dirty, units run longer to do the same job. Across a full property, that extra runtime shows up as a steady rise in your electric bill.
