How PTAC Maintenance Cuts Energy Costs in Hospitality Buildings

May 2026 · 5 min read · PTAC

Energy is one of the largest operating costs in a hospitality or multifamily building, and terminal HVAC units are some of the biggest individual consumers on the property. A neglected unit runs longer and draws more current than a maintained one to deliver the same cooling or heating, and that penalty repeats across every room.

Why dirty coils waste money

Coils transfer heat between the refrigerant and the room air. When fins are clogged with dust and grime, that transfer slows down. The compressor runs longer, cycles more often, and wears out faster — all while the room never quite feels comfortable.

The blower wheel penalty

A dirty blower wheel is heavier and less aerodynamic, so the motor has to work harder to push the same volume of air. That extra load increases amp draw and shortens motor life.

The portfolio effect

One inefficient unit is a small problem. A hundred inefficient units are a budget problem. Properties that put every PTAC on a scheduled deep-clean and maintenance program typically see measurable drops in per-room energy use within the first billing cycle after service.

Maintenance pays for itself

Between lower energy bills, fewer emergency repairs, and longer equipment life, a scheduled PTAC program usually pays back well before the next replacement cycle. The savings just start with the utility bill.
