A lot of companies will clean a PTAC filter and call it service. If you manage a property where every out-of-order room costs money, that isn't enough. Here's what separates a real PTAC maintenance partner from a quick-rinse vendor.
They pull the chassis
You cannot clean a blower wheel, flush both sides of the coils, or clear a drain pan properly while the unit sits in the sleeve. A vendor that doesn't remove the chassis isn't doing a deep clean.
They mask electronics
Water and control boards do not mix. A trained technician covers motors, boards, and wiring before any wash begins. If a vendor brags about high pressure but doesn't mention masking, keep looking.
They document every unit
Per-unit photos and performance readings are the only way to prove the work happened and spot patterns across a property. Ask to see a sample report before you sign.
They understand hospitality operations
The best PTAC vendors work around check-ins, check-outs, and occupied rooms. They show up on time, protect floors and furniture, and communicate with your front-of-house team — because a clean unit shouldn't create a dirty room.
